We do not currently recommend members to look at purchasing
or building property in Spain due to the land grab laws.
We do however feel that in the future either the Spanish government will recognize
the evil of such laws or we will find ways to design community complexes in such
a way that we can protect members from these risks, for example building
complexes right up against the coast, controlling all the land over a large area
around property, or developing on our own or as a joint venture a whole valley.
We are hoping that either the European union or the Spanish government will put
the problem right.
Be extremely cautious if you decide to get something in Spain and employ both
a surveyor to check the property out, as many don't have foundations or are built
on unstable ground, and someone who understands Spanish property law to check
all building permissions etc are correct. English speaking agents have been
known to sell land plots in the countryside with paper that they say is planning
consent, that turns out to be just an acknowledgement that an application has
been made. When they start to build the local council stops them, and often the
builder has been paid a large amount up front which he does not return. Spain
can be a risky place at this time to look at building in or buying property in.

Language Spanish, some English is spoken but often not enough
to do business in. Some estate agents in Spain specialize in dealing with those
speaking English, some originally from England, many cannot be relied upon
and often give misleading information, some defraud people.
Currency Euro
Warning: Land grab laws allow Spanish developers to take your property
or a part of it to gain access to other land and then bill you for the cost of putting
services through it and other costs. You are not safe from this even in a new
estate development. They can also in some cases demolish property with little or
no warning paying you just what they think it is worth, always a lot short of
the market value rate. Don't think this cannot happen to you, many thousands of
people have been made bankrupt by this. As the moment it is best to avoid buying
or building in Spain. Many current holiday home owners are wisely selling up and
buying elsewhere.
